The Request
ARAG initially approached the PDS team during a lease renewal period to explore the possibility of renegotiation. Together with Rodolphe du Bois d’Aische (Office Agency, Associate) we examined the matter, but it quickly became apparent that their premises at the Bastion Tower presented several significant technical challenges. A relocation therefore seemed the more appropriate course of action.
Against a backdrop of increased remote working, ARAG wished to optimise the use of its space: moving from a ratio of 1 to a ratio of 0.7 workstations per person. We therefore conducted several site visits and carried out feasibility studies, including plans and budgets, for various buildings, notably Lilith House. ARAG finally set its sights on a 700 sq m space located at 56 Avenue des Arts.

The Challenges
The project presented several major challenges. ARAG wished to comply with the group’s strict guidelines whilst making a significant transition to new working methods.
At the same time, the budget was a significant constraint, requiring solutions to optimise expenditure without compromising the quality of the project.
From a technical perspective, several aspects required particular attention. Acoustics, particularly for meeting rooms and closed-plan offices, required specific and tailored solutions.

The Approach
To address these challenges, the approach centred on a transition to a more flexible way of working, notably the implementation of a paperless system, the redefinition of the workstation ratio and the end of fixed workstations. The entire concept was developed around the principles of activity-based working.
It also led us to implement various solutions aimed at optimising the budget. In line with this, we applied our Design & Build methodology, a structured approach where each stage has its own objective, whether it be needs analysis or the development of a concept faithful to ARAG’s values.
In terms of infrastructure, a comprehensive HVAC study, carried out with external engineers, ensured that air flow rates met the requirements of the new spaces, before proceeding with the necessary adaptations in close collaboration with the building’s maintenance team.

The Result
The project is seen as a real success. Now located right next to our offices, we regularly bump into the ARAG team, particularly at lunch at Midori, the building’s restaurant.
The new space is welcoming and can accommodate the entire staff, particularly during peak times, whilst remaining perfectly optimised when the whole team is permitted to work from home.
Operationally, the schedule was adhered to, with early completion and a controlled budget of under €650,000.
The result: a fully satisfied client and a happy neighbour.
