Australia’s industrial supply pipeline is slowing as developers become more cautious and reassess risk. With project feasibility under pressure from higher costs, there has been a clear pull‑back from speculative development. Instead, new supply is increasingly reliant on pre‑lease commitments before construction can proceed.
Around 2.2 million sqm of industrial space is currently scheduled for completion in 2026, however only 21% is pre‑committed. This low level of pre‑leasing signals a softening in occupier demand and has contributed to a more cautious approach from developers. While total supply is forecast to fall by 17% in 2027, actual deliveries are likely to be lower than this, as more projects are pushed out or only proceed once leasing is secured.
The shift away from speculative builds is becoming more pronounced. Across 2026–2027, speculative supply is expected to be around 46% lower than levels seen in 2024–2025. Importantly, close to three‑quarters of this speculative pipeline has not yet commenced construction, leaving a significant portion of future supply vulnerable to further delays or cancellations.
For occupiers, this matters. While current market conditions still provide reasonable choice and negotiating leverage, the continued reduction in new supply suggests these conditions may be temporary. With fewer developments coming through the pipeline and tenant demand expected to improve from 2026, the market could tighten faster than expected as the next phase of the cycle unfolds.
