In an interview with Canal E, Julián Peña discussed the signs of recovery emerging in Buenos Aires' corporate office market.
"Companies leased 100,000 square meters of office space throughout 2025," said Julián Peña, noting that "it was the highest annual total recorded in the past decade."
A new corporate strategy
According to Peña, the recovery is no longer driven solely by the post-pandemic landscape, but also by a strategic decision made by some companies. "It's not just about the post-pandemic recovery," he said. "It's also about a strategic decision by some companies to seek out new office spaces that support their natural growth."
Peña also pointed out that demand for premium office buildings has changed. Today, workplace well-being and sustainability play a much greater role. "What companies are looking for today may be a building with LEED or WELL certification," he said, adding that organizations are prioritizing workplaces "that help employees feel comfortable in their work environment."
The most sought-after locations
Peña also highlighted the importance of location and the surrounding amenities. "Both the Northern Corridor and the city center are in particularly high demand today," he said.
Offering a clear assessment of the market, he stated that "there is a clear return to the office," supported by a key indicator: "Companies have been leasing more office space than they have been giving back."
To put that into perspective, he added: "In 2025, companies leased 100,000 square meters of office space. Assuming an average of 20,000 square meters per building, that's the equivalent of five entire office buildings absorbed during the year."
