Art’s Building, owned by MERLIN Properties, one of the most iconic developments in Parque das Nações, has reached more than 90% occupancy and is set to welcome new tenants at the beginning of this year.
The building was acquired by the Spanish SOCIMI in 2019 and, following the departure of a major occupier from the financial sector in 2025, an opportunity has arisen to accommodate several new tenants from early 2026 onwards. The owner will invest in the refurbishment of the common areas and, in addition, the building will feature amenities designed for the exclusive use of its occupants.
The office consultancies Cushman & Wakefield (C&W) and CBRE are marketing the building on a co-exclusive basis. It currently has only around 2,160 sqm available, out of more than 24,010 sqm of gross above-ground area. The success of the leasing process demonstrates the strong attractiveness of the building, driven by its large floor plates, abundant natural light, institutional character, and the Parque das Nações area, which has consistently shown both growth and maturity.

The focus on sustainability, evidenced by its LEED Gold certification, and its award-winning architecture stand out among its key features. The building is part of the Art’s Business & Hotel Centre complex, designed by the Frederico Valsassina architectural firm, and was awarded the Valmor Architecture Prize in 2004.
