Yet viable sites remain scarce. Data centre development is defined by stringent requirements, from high-capacity power and fibre connectivity to water supply and zoning approvals. Among these, power has emerged as the primary constraint, with grid expansion timelines directly limiting how quickly new capacity can come online.
At the same time, land now accounts for a growing share of development costs, underscoring its rising strategic importance. Identifying the right site requires early engagement with utilities and authorities, alongside rigorous technical due diligence to ensure feasibility, timelines, and long-term performance.
