The New Occupiers: How Neoclouds Are Reshaping APAC Data Centre Demand

Data Centre Insights – September 2026

Neoclouds have become an increasingly important part of the AI infrastructure ecosystem, providing GPU compute for AI training and inference workloads. Yet despite their rapid growth and association with large-scale AI deployments, many neocloud providers do not own the underlying infrastructure that supports their platforms.

Instead, they rely on established data centre operators for access to power, land, cooling and operational capacity, while directing investment towards GPUs, networking and software platforms. This approach enables faster deployment in a market where demand for AI infrastructure continues to outpace new supply.

The result is a highly complementary relationship between neocloud providers and data centre operators. While neoclouds control the compute environment and customer offering, operators remain responsible for delivering the physical infrastructure required to support increasingly power-intensive AI workloads.

As AI deployments continue to scale, infrastructure requirements are evolving. Higher rack densities, advanced cooling technologies and larger power commitments are placing greater emphasis on the quality and capability of underlying facilities. These changes are expected to influence how AI infrastructure is planned, deployed and expanded across the region.

Read this month’s edition of Data Centre Insights to explore the growth of neoclouds across APAC, why leasing remains the dominant deployment model, and what these trends mean for operators supporting the next phase of AI infrastructure development.
