First Cabin International Myeongdong, one of Japan's top three capsule hotel brands, is set to host an invite-only pre-opening event on June 26, 2026, at Noon Square, a premier prime mixed-use asset in Myeong-dong, Seoul, with official operations targeted to commence in July following completion of remaining construction and opening preparations. This project stands as a highly anticipated strategic leasing transaction successfully spearheaded from inception to completion by the Hospitality Advisory Services team at Cushman & Wakefield Korea, a leading global commercial real estate services firm.

 

Driven by a surge in international tourist arrivals and a distinct shift toward free independent travel (FIT), demand for accommodation in downtown Seoul has rebounded rapidly. However, the Myeong-dong commercial district has long faced a chronic supply shortage due to tight restrictions on new land development. To bypass these urban supply bottlenecks, First Cabin International Myeong-dong represents an innovative, landmark value-add solution by repurposing the underutilized upper level (entire 7th floor) of a prime retail-centric asset into high-density lodging, thereby introducing critical new hospitality supply to the market. 

 

The asset’s manager, IGIS Asset Management, had been exploring a portfolio reconfiguration to ensure long-term stability and diversify its income streams. Moving away from a traditional, retail-heavy structure, the manager sought to integrate stay-over demand, which is less sensitive to broader economic fluctuations. In alignment with this strategy, Cushman & Wakefield Korea delivered end-to-end hospitality advisory services, providing rigorous market data analysis, sourcing the global specialized capsule hotel operator, and structuring the optimal lease framework. 

Debuting in the Korean market for the first time, First Cabin is a globally recognized operator specializing in high-density, urban lodging, renowned for its exceptional space efficiency and accessible pricing. Following its official launch in July, the property is poised to capture robust demand from Japanese tourists and diverse international travelers visiting Myeong-dong. Backed by a strategic alliance with a highly competitive domestic operating partner, the brand also plans to scale its footprint across key metropolitan hubs nationwide, capturing significant attention from regional operators and institutional investors.
