Does your office retain talent, or drive it away?
Physical space is never neutral. Clever Spaces: Shaped by People. Built for Talent is a research initiative measuring the impact of the built environment on talent development — through both qualitative and quantitative data. And mapping where to act.

For younger professionals, the office is no longer just a place to work. It is a space that can enable concentration, learning, collaboration and wellbeing. When those conditions are absent, so is the perceived value of being in the room.
Clever Spaces starts from a question that goes beyond real estate: what do people actually need to do their best work?
To find out, we engaged 40 Italian professionals under 35, a coach - Alberto De Biasi, PhD in Organizational Development and Change, author of The Art of Talent, with over 25 years of experience in leadership development – and our teams at Cushman & Wakefield Italy: Workplace Strategy, Project & Development Services, and Tenant Representation and Office Leasing.
The result is a research initiative that delivers data, insight, and clear intervention priorities. Not a trend report, a concrete picture of emerging needs, and the opportunities to design spaces that genuinely support talent
“Space does not generate dysfunction. But it can sustain it, or help dissolve it.”
Three priority areas for action:
–Acoustics and proximity management
–An ecosystem of spaces for different ways of working
–Biophilia as a wellbeing infrastructure
From workplace strategy to spatial design and change management, the insights translate into concrete actions for everyone who designs, manages, and transforms work environments.
Want to understand what your space is missing and what to do about it?
We bring Clever Spaces insights into your reality: a strategic assessment of your current workplace, a benchmark against the research data, and a tailored intervention path. From choosing the right space to designing it, all the way through to change management.
